iO Partners has opened a new office in Belgrade while establishing a regional department to handle the industrial and logistics sector. Managing Director Jelena Radulovic will run the new office in Belgrade, which serve as a base to cover Serbia, Croatia, Slovenia and Montenegro. Radulovic, whose real estate career stretches back 20 years, served most recently as director of CBS International followed by a spell running her own advisory firm.

“We already have 10 colleagues on board, with a clear expansion plan in place,” she said. “The firm has a strong tradition in these markets, and we are already working closely with our new colleagues in Budapest, Bucharest, Bratislava and Prague.”

MD of iO’s Prague office Andrew Peirson said that via JLL, the company was a market leader for many years. “It’s great to finally have a business again on the ground that can service our many clients in that region. Serbia is a market that I myself thoroughly enjoyed working in.”

At the same time, iO partners has set up a regional structure for its industrial and logistics business. This will be led by Regional Director James Fitzgerald, who will oversee business in the Balkan area along with Czechia, Slovakia, Hungary and Austria. He’ll continue to be based in Prague, but will work with iO’s team of 15 industrial agents in the region.

“As we expand our reach across Central and Eastern Europe with team expansions and new country openings, the way we communicate with and manage our clients has to be from a full regional perspective,” says Fitzgerald. “Prague has become a hub for developers and investors active across CEE, and this new structure will ensure we manage relationships across diverse markets in a uniform manner.”

Finally, iO has appointed Viorel Opait as Regional Director for the Romanian and Bulgarian markets. Viorel has been with the firm for almost 10 years and has been at the forefront of the industrial sector in Romania. James Fitzgerald and Viorel Opait, whose roles involve advising the iO Board of Directors, will cooperate to implement best practices and technology, and together with Andrei Văcaru Head of Capital Markets CEE and Jan Zibura will oversee the regional Valuation team.
