The boutique industrial developer demaco handed over a 12,500 sqm production facility to the automobile interiors supplier Eurostyle Systems and the investor Urbanity in Tachov. Partner Jaroslav Kaizr says his company acted as construction manager in this particular project. Demaco teamed up with Urbanity, which controlled and was investing in the Tachov site. “We didn’t have our own site in the Pilsen, Karlovy Vary region, so we found an investor who did and made the deal with us,” says Kaizr, adding that they were competing with other major industrial developers for the tenant’s signature. Under the arrangement, demaco was responsible for the construction process, the technical standards, the subcontractors and delivery. Urbanity retains ownership and control of the building, which Eurostyle Systems is now renting.

Kaizr says the deal is typical of demaco’s flexible approach to industrial projects. “We’re focusing on manufacturing sites and build-to-suit projects in regional cities,” he says. “We felt there was a gap there so we filled it.” The group has its own general contractor and a property management team that takes care of demaco buildings or those of its business partners. While Kaizr says they can offer end users sites in six locations around the country, they’re open to making deals with other land owners and investors. “We’re just looking for opportunities,” he says.
Demaco was set up by Tomáš Budař in 2018, with Kaizr joining in 2020. Both were colleagues in the past at the industrial developer CTP. Despite the challenging business environment, the company has grown in the intervening years to 12 professionals. In fact, with the volume of work expanding quickly, demaco has appointed Martin Černý as its new commercial director, effective Sept. 1. He arrives at the company from Concens Investments, where he was Head of Business Development since 2018. He left the company only after succeeding in filling the company’s 136,000 sqm Ostrava Airport Multimodal Park.
