Skanska’s Habitat projects gets underway

Skanska has begun construction on, Habitat a new brownfield residential district in Prague 10 – Malešice. Placed on 70,000 sqm of land along Cernokostelecka street, the project will result in a new neighborhood with over 1,000 apartments. This first phase (a CZK 851 million investment) will include 124 flats (plus 6 commercial units). Completion is expected in 2027, while the entire project will take Skanska another decade to finish work on.

The development integrates blue-green infrastructure with “sponge city” elements including green roofs and rainwater capture systems. Some existing vegetation will be preserved while adding meadow flowers, insect hotels, and bird houses to support biodiversity.

The first stage features a seven-section building with a semi-open courtyard containing green spaces, play elements, and a gazebo. Apartments range from 1+kk to 4+kk units, each with a loggia, terrace, or balcony. Underground facilities include storage units, a bike room and parking.

The project incorporates photovoltaic panels with 34.10 kWp capacity and photothermal panels producing up to 31 MWh annually. Water management systems are designed to reduce consumption.

Nearby amenities include parks, schools, and shopping centers. Subsequent phases will create diverse communal spaces including community gardens and playgrounds. Chapman Taylor serves as the concept architect for the project.
