Penta Real Estate kicked off sales for the next phase of Bory Bývanie, its development in northwest Bratislava, adding roughly 340 apartments across six buildings. Construction starts this autumn on the buildings, which will range from four to eight storeys, with completion slated for 2029.
The phase, marketed as Bory Nové Bloky, is immediately adjacent to Bory Hospital and Bory Mall. The Czech-based practice Studio Perspektiv designed the scheme around semi-enclosed courtyard blocks linked by a central promenade.
Flats will range from one-bed flats for singles through to larger family layouts and rooftop apartments. Ground-floor units facing the courtyards get private gardens; upper floors get balconies, loggias, or both, with some dual-aspect units designed for cross-ventilation and natural light. Parking goes underground: a single shared garage beneath all six buildings offers more than 400 spaces, including EV charging, with surface parking deliberately minimised.
“We focused on housing that combines accessible services, quality public space and a thought-through urban layout,” says Alexandra Grič, Head of Sales at Penta Real Estate. “Client interest is already strong at this stage, which confirms stable demand for housing in the location.”
Bory has been Penta’s long-running bet on building a self-contained urban quarter from scratch. The residential phases sit alongside the hospital, the mall, cycling infrastructure and public transport links, with a planned tram extension set to improve connectivity further. Penta Real Estate manages more than 30 projects across Slovakia, the Czech Republic and the UK, with assets under management exceeding €1.8 billion as of end-2025.
