Crescon to begin work on Pec pod Sněžkou apartment project

Published: 20. 02. 2024

With a construction permit now in hand, the developer Crescon is ready to begin demolition work on its mountain resort project Zahradky 1000 in Pec pod Sněžkou. This will require the reconstruction of an existing mountain cottage so that 33 new luxury units can be created. Roughly 20% of the units have already been either sold or reserved, with hand-over planned for the first quarter of 2027. The six-storey complex used to be used for recreational purposes by employees of Czech Radio. Nothing but the foundation and load-bearing elements will remain, before reconstruction work begins. Even the direction the new roof will slant will be corrected (in the words of the developer) so that it runs parallel to the slant of the slope it’s built into.

“The project is currently in the pre-sales phase and we’re working on the final choice of standards and above all, the general contractor,” says Crescon director Jan Jerie. “We’re also looking for an appropriate operator who will be able to take care of the maintenance, services, cleaning and potentially the renting of units. This would ideally come from the ranks of local hotel operators.”

The new apartments will range in size from 1-room to 4-room units of up to 133 sqm. Most will feature a balcony and some will even have space for a sauna set aside for interested clients. There will also be a common clubroom along with a large terrace and wellness facilities in the basement. The idea is to enable owners to enjoy ski in & out access to the area’s ski slopes.
